You Should Wait to List Your Home Until the Spring

Myth 10It’s true – real estate is seasonal, but luckily in the DMV we aren’t as restricted to seasons as you may think. Over the last five years, the stats have been the same for houses that went on the market in January compared to March – at least half sold for over asking price. Aim for listing in the first half of the year if you can, but as many things in life, we sometimes can’t control when we need to move. The percentage of homes selling over asking in the second half of the year only fell 5-7% – so basically, if [1] you’re working with the right agent who has a good marketing strategy, [2] can help you determine the right price, and [3] you listen to them about prepping and staging your home, then you shouldn’t have a problem selling at any time of the year.
